Chaddsford in Brandywine Brings New Diversity to Prince Georges County

Brandywine, a city located in Prince Georges County, is a diverse city made up of century old houses and farms mixed in with new housing developments. This creates an environment where new citizens are moving into an area with many long-time residents. Brandywine has a long history, but the city also remains vibrant as new inhabitants and new developments come into the area.

Located in southeast Prince Georges County, Brandywine has 8,266 residents and 3,071 housing units located on 203,318,527 square meters. Because it is such a large area, Brandywine touches on both a suburban and a rural area, and matches this diversity with its mix of people from different backgrounds, all of them living together and getting along. Houses in Brandywine are equally diverse, varying from motor homes all the way to million dollar estates. This incredible mix continues as newly built subdivisions are placed beside older working farms.

One of the most recent developments is Chaddsford, a planned community that was built by K. Hovnanian Homes. Chaddsford was designed to maximize a natural setting. It covers over 200 acres, as well as offers easy access to shopping and major commuter routes. The design includes features such as a four acre lake and an undeveloped community green space to help show case the natural beauty of the area. Available activities in Brandywine include hunting, boating, hiking, and camping.

Chaddsford is made up of four different home communities. Two of these communities, The Crossing at Chaddsford and The Lakes at Chaddsford, are townhouses. The other two communities, The Greens and The Timbers at Chaddsford, are single family homes. Construction is still ongoing and there are two more neighborhoods with single family homes that are planned. The current development contains 382 townhouses and 191 single family homes. Because the Chaddsford development is composed of different types of housing, it creates a very diverse community overall.

Sports Fields Raise the Score for Capitol Heights.

Capitol Heights, home to the Washington Redskins, may not have had seen much football history being made since 1997 when the team settled there, but Prince Georges County has scored big with commercial, retail, and now residential development.  This 106-year-old community is on the eve of becoming what DC Mud calls “the area’s newest commuter enclave.”

Ironically, the city was founded to become just that.  In 1904, Baltimore land owner Otway B. Zantzinger resold 4,000 lots carved out of a 400 acre parcel just outside the district to eager homeowners for a dollar a month, with a promise of a good view of the capitol, clean drinking water, and an electric railway.  The transportation link did not happen until 1980 when the Washington Metropolitan Transit Authority opened a station in Capitol Heights.

In 1997, the Washington Redskins relocated to a new stadium in Capitol Heights that was served by a new exit off Interstate 495, the Capital Beltway.  The area is part of an Enterprise Zone to improve some of the area around the stadium.  A local mall was refurbished and reopened as the Mall at Prince Georges and the parking lots serve as overflow parking for the stadium.  Currently, a proposal is under consideration for DC Unlimited, a new 24,000 seat soccer stadium.

The Prince George’s County Planning Board has been busy approving new residential development.  The new projects include:

  • Glenwood Hills at Central Avenue and Addison Road will expand the initial phase which included 90 single-family homes, 117 townhouses and a “central recreational pod,” with Phase 2 which includes 63 new single-family homes and 134 duplexes.  Phase 3 will feature 45 single-family homes, along with 144 “multifamily dwelling units.” Berman Enterprises is introducing the last two phases.
  • The Villages at Peppermill from Structures Unlimited and Foster Communities will add 96 new homes.

Prince Georges County, a destination for shoppers and sports fans, is a good place to live near DC and with easy rail connections to the District.
